Social Impact Investing

There are a number of difficulties surrounding UK property investment in today's market. To name a few:

  • Rising interest rates

  • Rising utility and service costs

  • Reduced allowances

  • Increased regulation

  • Increased construction and maintenance costs

  • Reduced supply (as investors exit due in no small part to the above)

There are also massive problems surrounding the availability of good quality property for those that are in need - who are unable to independently obtain accommodation or require assistance on a regular basis.

The waiting list for government assisted accommodation (in its many forms) continues to rise, and there are no immediate plans that we are aware of to bring these numbers down. 

Whilst we are a commercially driven consultancy, we believe that there are multiple benefits to playing our small part in alleviating these issues, and have a growing number of relationships with care providers and local authorities. We can place our clients properties into this care framework on five + year fully repairing and insuring contracts. The operators pay one fixed rental amount, and become wholly responsible for:

  • Maintenance

  • Utility bills and council tax (most operators are exempt)

  • Void periods (it is the operators responsibility to pay the agreed rent irrespective of how many rooms they occupy)

  • Cleaning

  • Returning the property fully redecorated and re-floored

Whilst the rental amounts available are lower than one might achieve on the open market, the removal of the above costs matched with the certainty of the contract, means that owners often receive higher returns that are consistent and reliable. No more having to replace beds or faulty taps, and no more landlording in general.
